Is Your Agent Real?
Property scams cost Malaysians over RM60 Million. Use this 5-step guide to protect yourself.
The 5 Essential Checks
- 1️⃣Check Online First
Search `lpeph.gov.my/search-listing`. If not listed, they're not legal.
- 2️⃣Inspect the ID Tag
Look for the red/blue tag with a QR code and hologram. Scan it.
- 3️⃣Know REA vs. REN
An REA runs the firm; a REN works for the firm. Know who's accountable.
- 4️⃣Pay the Right Account
NEVER pay a personal account. Only the agency's official Client Account.
- 5️⃣Spot Red Flags
Beware of high pressure, "too good to be true" deals, and no paperwork.
How do I check an agent's license online?
The first and most crucial step is using the official government portal. If they aren't listed, they aren't legal. This is your definitive online check.
Go to Portal
lpeph.gov.my/search-listing
Select Search Type
(Negotiator, Member, or Firm)
Enter Details
(Name, REN Number, etc.)
Verify Information
(Photo, Name, and Firm must match)
What should I look for on an agent's ID tag?
All legitimate agents must wear their official BOVAEP/LPPEH ID tag. It's a government-issued credential, not a company name tag. Know its features to spot a fake instantly.

REN / PEA Tag (Red)
For Real Estate Negotiators. Note the red color and "REN" number.

REA Tag (Blue)
For licensed Real Estate Agents. Note the blue color and "E" number.
The QR code is your best friend. Scan it! It should link directly to their official profile.
What's the difference between an REA and a REN?
Knowing the distinction is key to understanding who is ultimately responsible for your transaction. An REA is a fully licensed professional, while a REN is a certified practitioner who must work for an REA's firm.
Qualification Pathway
Illustrates the significantly more rigorous process to become a licensed REA.
At a Glance
Feature | REA (Agent) | REN (Negotiator) |
---|---|---|
ID Tag | Blue | Red |
Authority | Can own agency | Must work for a firm |
Responsibility | For the entire firm | To their firm |
Supervision | Hires RENs | Supervised by REA |
How do I check the company and pay safely?
This is the most important step to protect your money. Verify the agency itself and always follow the golden rule of payments.
WRONG WAY
NEVER pay into a personal bank account. Not the agent's, not their family's, not even the "owner's". This is the #1 sign of a scam.
RIGHT WAY
ALWAYS pay into the real estate agency's official CLIENT ACCOUNT. This is a protected, audited trust account. The name must match the firm's registered name.
How can I spot and avoid scams?
Scammers are clever and their tactics evolve. Be aware of their latest tricks and the behavioural red flags that give them away.
Common Scammer Red Flags
Latest Scam Tactics
-
🎭
Identity Theft: Scammers use a real agent's info (name, REN number) but with their own phone number.
-
🔑
Short-Stay Rental Scam: They rent a unit on Airbnb for a few days, then "rent" it to you long-term, collecting a large deposit and disappearing.
-
💸
High-Pressure Tactics: They rush you to pay a deposit "before someone else gets it."
Real-World Lessons: How Scams Happen
Case Study 1: The Stolen Identity
Puan Sarah found a great condo ad online. The agent, "Daniel," seemed legitimate with a real REN number. He asked for a RM5,000 deposit to a personal account. Sarah hesitated, called the official agency number from the BOVAEP website, and discovered the real Daniel had a different phone number. The "Daniel" she spoke to was a scammer who had stolen a real agent's identity. Her final check saved her RM5,000.
Case Study 2: The Rental Scam
Mr. Lim, a fresh graduate, found a cheap room for rent. The "landlord" rushed him to pay a RM2,400 deposit to secure it. He got the keys and moved in. Three days later, the real Airbnb guests arrived. The "landlord" had just rented the unit for a few days to stage the scam. Mr. Lim lost his money and had to find a new place.
