[Area Insight] Uprising Of Segambut

Love Mont’ Kiara but hate its ridiculous price tag on houses? Do you know that Segambut, which is right next to Mont’ Kiara promotes the same lifestyle amenities with an array of developments with modern high-end living concept but at a lower fraction of price?

Located in the northern area of Kuala Lumpur close to Kepong, Desa ParkCity and Sri Sinar, Segambut is sub-district and a parliamentary constituency in Kuala Lumpur. If you recall, the area was known for its rubber tree plantations, light industrial areas and rural areas in Kampung Sungai Penchala and Segambut Dalam. Come mid-1990s, developers earmarked the area as a potential property development hotspot which has led to what it is today.

The difference that sets Segambut and Mont’ Kiara apart is the diversification of properties available in Segambut from luxury condominiums, middle-class homes to village houses. The diversity adds soul to the area where people from all walks of life live together. Hence, whether you are a first-time homebuyer, an upgrader or even a retiree looking to downsize, there are plenty types of properties for you to choose from. With more interests building up, developers are coming in to build more homes. At Segambut, landed properties in the area mostly make up owner-occupied whereas non-landed properties see a good mix of owner-occupiers and investors.

Segambut is accessible via a broad network of highways, including Penchala Link, Kerinchi Link, Duta–Ulu Klang Expressway (DUKE), SPRINT Highway, New Klang Valley Expressway (NKVE) and Damansara-Puchong Expressway (LDP) as well as Jalan Segambut, Jalan Kuching, Jalan Duta and Jalan Ipoh. The area is also served by the KTM Komuter Line which runs from Tanjong Malim to Port Klang via KL Sentral and other stations, the Segambut KTM station, Semantan MRT station and upcoming Jinjang MRT station.

Petaling Jaya is reachable via the Damansara-Puchong Highway which is only a mere 20 minutes away drive while smaller roads from the north and south link this area to other towns such as Selayang while it only takes you 15 minutes to reach the Kuala Lumpur City area due to its strategic location.

Here, you will be spoiled with choices as developers have redefined the landscape of Segambut to accommodate the spillover effect residential demand around the Mont’ Kiara area. From international schools such as Gardens International School, Lycee Francais de Kuala Lumpur and Mont’ Kiara International School to commercial centers such as Publika, Solaris and Plaza Mont’ Kiara, the Segambut area is becoming a hot attraction for potential homebuyers locally and overseas.

Populated by a mix of Chinese, Malay and Indian, the area is bustling with traffic. As Segambut is a small town enclaved by factories, especially car workshops, you would be surprised that many famous eateries are hidden in this area. Check out the famous Segambut Fried Chicken Rice shop in a wooden shed which has been in operations for more than 50 years run by two generations. Kim Poh Claypot Chicken Rice which has been in operations for more than three decades is one of the must visit places too. If you are a fan of seafood noodles, check out Yu Ai where visitors love to eat the flavourful prepared noodles. The best part is they are generous with their portion of fresh seafood ingredients including big prawns, mussels, clams, salmon fish and cuttlefish.

While one of the main drawbacks of the area is the heavy traffic congestion, there will be another access road, Jalan Kiara 4, between Mont’ Kiara and North Kiara which is currently being built by DBKL. Road-widening work is also being done at Jalan Segambut Dalam, which continues from Jalan Kiara 3 to the intersection of Jalan Segambut and Jalan Lang Emas. This will definitely improve the traffic inflow and outflow especially during peak hours.

Tuan Residency 2 stamping its mark here

With all the noise in the market and upcoming launches in the area, what is a development that is worth looking at? Set to be launched this year, Tuan Residency 2 is a 40-storey serviced apartment development that has a gross development value of RM250 million. Like Tuan Residency, the continuation of Tuan Residency 2 is also located at Jalan Kuching and is expected to be completed by 2025.

Sitting on a 3.04-acre leasehold parcel, Tuan Residency 2 comprises 596 residential units with sizes ranging from 862 to 1,177 sq ft and prices starting from RM405,000. Tuan Residency 2 allows you to enjoy the comforts of living with complete clubhouse facilities – perfect for the whole family.

Tuan Residency 2 will include a 50m infinity lap pool, futsal court on the ground floor, water play area and half basketball court. There will also be a jacuzzi, raised sundeck, playground, barbecue terrace, viewing deck, reflexology pod, event lawn and gym.

According to the developer of the project who is CPI Land, ‘Tuan’ is a living concept that blends ‘grandness’ with retro – Malaysian influences and modern conveniences. This is clear the moment you step in and experience the unique vibe that is presented via decorations, interior design and use of space. Understanding that retirees may be opting to buy a unit here due to its practical size yet without sacrificing their comfort, the developer is incorporating a retro experience at the Memory Lane, an exclusive feature at Tuan Residency and a tribute to an era that we can all enjoy and relate to. Set along a 200-metre corridor, the ‘Memory Lane’ is the only one of its kind in the country.

Not only that, the use of smart features at home is yet another testament to the artful blending of modern and classic features you will find throughout Tuan Residency 2.

A quick check on property portals and listings website saw that generally, houses in Segambut have a median price of RM594,000 or RM429 psf. This price range would suit first time homebuyers, upgraders and even downsizers looking for a place to stay surrounded by matured amenities and facilities for their everyday needs without burning a hole in their pocket.
